In Hamburg-Hammerbrook it is boiling: Scandic Hotels has big plans! The company wants to build a new hotel and office ensemble on the Heidenkampsweg, which is to be completed in 2030. The demolition of the existing Leder-Schüler Kontorhaus, which has been equipped since 2019 and no longer usable due to static damage, will probably begin in early 2026. This historic building was built in 1927/28 according to the plans of the famous architect Fritz Höger and is of importance in the city.

The new ensemble will definitely enrich the Hamburg skyline. A hotel with around 430 rooms is planned, which will extend over up to eleven floors. This corresponds to the trend to create new, modern accommodation opportunities in urban centers. The design, which comes from the Hamburg architecture firm in Biwermau, attaches particular importance to sustainability. Developmentstadt.de reports that the hotel will also come up with a roof terrace, a fitness area and various gastronomic offers.

A new hotspot for Hammerbrook

But that's not all: In addition to the hotel, a modern office building with up to eight shot and around 9,000 square meters of rental space will be created. This will be equipped with shared areas and a green roof garden. Such oases are required today to make the urban space more livable. An area on the ground floor is reserved for a “community stage” to offer space for cultural events. This makes the new location a hotspot for both business people and those interested in leisure.

The location on the Heidenkampsweg corner Nordkanalstrasse is therefore an exciting future. The Reiß & Co. Group and PEG Hamburg, who have managed the property since 2019, have a good sense of developing this formerly purely industrial area, which is now changing into a mixed, urban district. The Institute for Real Estate Economy emphasizes that such projects are indispensable in order to increase the quality of life in these quarter.

And so the demolition of the Leder-Stühler Kontorhaus, even if he ends a piece of Hamburg history, will at the same time pave the way for innovation and new opportunities. Hammerbrook is thus an emerging size in Hamburg's urban development and hits the nerve of time: new habitats, new uses and, above all, new encounters will be created here.
