Gas heaters in Hamburg: swap or sweat? Find out now!

Today, Hamburg has every reason to address the issue of heating. The legal changes to heating are imminent, and this affects not only new buildings, but also many existing apartments. Despite the challenge that lies ahead, there are also numerous options for owners and tenants to consider. There are currently almost five million gas heating systems in operation in Germany, including many in the Hanseatic city.

In Hamburg, specifically at Olbersweg 4, floor heating that runs on gas is offered. SWP Immobilien GmbH & Co. KG has this property on offer and offers direct contact via telephone number +49 (0) 40 88365558 or by email to info(at)swp-group.de. As the company reports, the responsible shareholder is SWP Verwaltungs GmbH, which is registered in the Lübeck registry court under HRB number 23250. The managing director is Christian Schwabo.

The pressure from the heating law

From June 30, 2026, cities with over 100,000 inhabitants such as Hamburg will no longer be allowed to install heating systems that are not powered by at least 65 percent renewable energy. Smaller municipalities have until June 30, 2028 to implement these requirements. This regulation is part of the new heating law, which also has far-reaching consequences for tenants and landlords. The maintenance and repair obligation usually lies with the landlord, who is legally obliged to repair it or replace it with a modern system in the event of a defect in the gas heating system.

This raises the question: What happens if the gas heating system breaks down? According to the BGH ruling from July 2022, tenants have the right to functioning heating, and in the event of longer outages, a rent reduction is justified. Landlords should therefore think early on about how they want to respond to this challenge. In the transition period, fossil gas heating could be installed, but the use of modern alternatives such as a mini heat pump is also conceivable.

Outlook and planning

The path to using renewable energies is clearly defined: from 2024, new heating systems must generate at least two thirds of the energy from renewable sources. The Heating Act also allows the operation of heating systems with fossil fuels until 2044. This is an important step in terms of climate protection and the reduction of CO₂ emissions in the building sector. By 2045, all buildings should only be heated using renewable energy. These reduction targets are ambitious but necessary to reduce dependence on fossil fuels.

It remains to be seen how the situation in Hamburg will develop, especially in the coming years when the requirements of the Heating Act take effect. Landlords should keep an eye on municipal heat planning, as this will be crucial for future heat supply and the selection of heating systems.
