Saga achieves record gain: What does that mean for Hamburg's rent?

Barmbek-Nord, Deutschland - Who would have thought that the saga could get more out of it? Hamburg's largest housing company continues to take the success in the success and has brought in a record of 283.5 million euros after taxes in 2024. That is about 100 million euros more than in the previous year, which of course raises the mood at Saga accordingly. Nevertheless, there is a small dent in sales, which has dropped from around 1.17 billion euros to around 1.15 billion euros, as the mopo reported.

What about rents? With an average rent of 7.46 euros net cold per square meter, Saga remains not only far below the Hamburg rental mirror of 9.83 euros, but also in a comfortable area for the tenants: inside. These rents are increasing compared to the previous year (7.26 euros) and 2022 (7.07 euros) as steadily increasing, but still attractive. The world emphasizes Saga rental apartments with 4.5 percent recorded a slight decline, which indicates high satisfaction among the tenant: inside.

Saga shows itself well positioned and plans an investment volume of around 570 million euros for 2024, which should grow to 700 million euros in the medium term.

As for the crowning glory, Saga also shows himself in the real estate business as a true high -flyer. The company benefits from the burst real estate bubble and receives a variety of offers from construction companies and project developers. A particularly interesting case is the 1.3 billion euro purchase package for around 3,500 apartments that have been purring since the turn of 2022/2023.

where is the journey going?

The plans for the Paloma district in St. Pauli, however, cause resentment among the residents: inside, since they differ from their ideas. Nevertheless, there is movement: Saga and Quantum have agreed with the Bavarian house construction regarding the takeover. In addition, the company plans to negotiate in the event of a surcharge for the Holsten area in Hamburg-Altona to create affordable living space.

A full rental at SAGA and around 1,400 commercial objects complete the picture: All in all, Saga is more than well positioned in the Hamburg housing market. Let us be surprised at what the next few years will bring while we are waiting for the big Anaheim moves from Saga.
