New life at Gänsemarkt: office and commercial building by 2028!
In the Hanseatic city of Hamburg, something is happening again in the city center! HanseMerkur Grund Vermögens AG has set the course for an exciting project at the Gänsemarkt. Here, the fallow area, which remained unused after the demolition of the Gänsemarktpassage in 2021 and the subsequent insolvency of the Signa Group, is being revitalized. A modern office and commercial building is being built under the title “Gänsemarkt Höfe”, which is scheduled to be completed by 2028. The implementation is the responsibility of Quantum Immobilien AG, which is known for its high-quality projects in Hamburg.
The location couldn't be better: right next to the Binnenalster, near the Hamburg State Opera and the Jungfernstieg, the new ensemble attracts not only locals but also tourists. With an area of around 20,700 square meters, the eight-story building will not only enrich the architectural landscape, but also make an important contribution to revitalizing the public space. The building's architecture features spacious courtyards and passageways that create a harmonious connection to the historic colonnades.
Gastronomy and flexible office space
An exciting mix of retail and restaurants on the ground floor as well as flexible office space on the upper floors is planned. Both open space and cubicle offices are to be created here to meet the different needs of tenants. The project is also committed to achieving LEED Platinum certification, which not only means sustainable construction, but also the highest ecological standards.
What is also particularly pleasing is the planned creation of roof terraces, which will provide a view of the Alster and thus significantly increase the quality of stay for users. However, the original plans for residential use were abandoned in order to focus more on office and commercial space.
Perspectives for the city center
Construction is scheduled to begin in summer 2025 and the building permit has already been issued. The project is being carried out via a Luxembourg fund vehicle from HanseMerkur Grund Vermögens, which also manages real estate assets worth around seven billion euros for over 70 investors. “Gänsemarkt Höfe” will send a strong signal for the long-term upgrading of inner-city locations and at the same time focus on modern architecture with a historical context.
